Bon Secours Breaks Ground on $22.3 million Medical Office Building on its DePaul Campus

Norfolk, Va. (November 28, 2012) – Leaders from Bon Secours Virginia and Bon Secours Hampton Roads Health System, together with Norfolk Mayor Paul Fraim and Lend Lease Medical Real estate, are pleased to announce the launching of the construction of a $22.3 million office building to be located on the campus of Bon Secours DePaul Medical Center. The 103,700 square foot, four-story Bon Secours DePaul Medical Plaza is the second phase of a three-phase campus development plan by Bon Secours to improve Bon Secours DePaul through investments in programs and services.

At the core of the medical plaza is a comprehensive cancer institute, which will place state-of- the-art technology in the hands of cancer experts, enabling them to address the unique needs of those battling cancer. Strong charitable support from the community is helping to raise funds to make the Cancer Institute possible. In addition to the Bon Secours Cancer Institute, the medical plaza will also house specialists and primary care physician practices.

“The new medical office building will bring many more patients to our hospital campus with improved access to a state-of-the-art cancer center, as well as physician specialties and services,” said John E. Barrett, CEO, Bon Secours DePaul Medical Center. “This is an exciting phase of our campus development as we bring more great services to DePaul. We are especially appreciative of the generous charitable support from our medical staff, our employees and our community to bring advanced services here.”

Physicians from the Bon Secours Virginia Medical Group, to include both primary care and specialists, will become tenants upon opening. “The Medical Plaza is a prime location for the Bon Secours Medical Group,” said Dr. Thomas Auer, CEO, Bon Secours Virginia Medical Group. “In addition to providing more physical space to grow our practices, the new building will allow us to configure our offices to become more clinically efficient and to offer Patient Centered Medical Homes.”

In Bon Secours DePaul’s first phase of development, Bon Secours invested in services including neurosciences and cardiac catheterization, in recruitment of physician experts and in state-of-the-art technologies, including robotics for minimally invasive surgeries and the first low-dose 64-bit CT scanner in Hampton Roads. Last month, Bon Secours DePaul became the seventh and final Bon Secours Virginia hospital to launch ConnectCare, a clinical information system housing all of Bon Secours Virginia’s patient data using an electronic health record (EHR) program.

Completion of the Bon Secours DePaul Medical Plaza is expected to be in early 2014. Guads @ Granby St. is open for business

Guads @ Granby St. is a family restaurant serving Mexican fare.  It has been open for a few weeks now and the reviews from residents and other business owners in Wards Corner are all positive.

Guads @ Granby St. is located at 7515 Granby Street which was formerly Bobbywood, A.J. Gators, and briefly the Wards Corner Pub.

The restaurant has a renovated and rejuvenated look on the inside including new tile flooring around the bar.  There is also a sectioned off area used as a party room for groups of 25-30 and features new flooring as well.

Guads is serving lunch and dinner 7 days a week and looks to be a great addition to Wards Corner.

 


More details on TowneBank coming to Wards Corner

Inside Business has an article with some new details about the planned TowneBank branch at Wards Corner.

Though still in the early design stages, Keith Horton, TowneBank senior executive vice president, said the plan is to build a free-standing retail branch of about 4,500 to 5,000 square feet. It will have an ATM, drive-through teller and night deposit station.

Construction, Horton said, will follow the construction timeline of Harris Teeter, expected to begin in April.

TowneBank chose Wards Corner for its new retail branch location, Horton said, because of the redevelopment happening there.

“It completes our market for Norfolk,” he said. “It fills a gap in the Hampton Roads community.”


Sal’s Pizza coming to Wards Corner

Sal’s Pizza Wards Corner is expected to open on October 1, 2012 at the old Wards Corner Del Vecchios location at 7556 Virginian Drive.  The planned hours are Mon-Sat: 11AM-10PM and Sun: 11AM-9PM.

Sal’s Pizza Wards Corner is independently owned and operated; however, it is affiliated with Sal’s Pizza on E. Little Creek Road.  They will be predominately take-out and delivery; however, they will have limited dine-in as well. There are no current plans to serve alcohol.

They have completed some minor renovations with the dine-in area to include refacing the tables and chairs. They also put in a new drink counter and replaced the fire suppression system.   Additionally, they replaced the storefront sign with a sign they hope people will be able to see from Granby Street.

Sal’s Pizza Wards Corner is owned by Two Brothers Pizza, LLC.  Two Brothers Pizza, LLC was created by brothers Terry LaBeff and Chad Caldwell.   The brothers were separated in 1987 when their mother passed away.  Chad was moved to Western Pennsylvania and Terry remained in Upstate New York.   For 22 years they had no communication until one day in 2009 Chad found out that Terry lived in Norfolk.  Chad, at the time, was living in Virginia Beach.   The two brother have reconnected and gone into business together to bring Sal’s Pizza to Wards Corner.  Terry currently lives in the Riverpoint area of Norfolk and Chad continues to reside in Virginia Beach.

Sal’s pizza, at their other location on E. Little Creek Road, has a history of working with Norfolk Public Schools.  “We are looking forward to becoming a part of Wards Corner and are excited about working with additional Norfolk Public Schools and their respective PTAs”  says Terry LaBeff.


Wards Corner Farm Fresh to add pharmacy drive-thru among other improvements

If you have not noticed, the Farm Fresh grocery store at Wards Corner has been undergoing significant upgrades over the last few months.  Thus far, the interior has been renovated with new fixtures and the exterior has been repainted and new signs installed.  Next on their list of improvements is a new pharmacy which will begin construction tonight.  They have also filed for a special exception to operate a drive-thru.  The drive-thru will be for a “pharmacy window and canopy along with related minor site work (signs, pavement markings, etc.)”.

The pharmacy will be a “reverse” drive-thru in that the cars will drive by the building such that the pharmacy window will be on the passenger side of the vehicle and the driver will interact with the pharmacy through a pneumatic tube.  A reverse drive-thru was chosen based on safety concerns and traffic flow patterns within the parking lot.

The grocery store is open 24/7 but the pharmacy will have the following hours:  Weekdays 9am – 9pm; Saturday 9am – 7pm; and Sunday 10am – 4pm.  The drive-thru lane is planned for the south side of the building (the side facing KFC and Wendy’s).  The application can be reviewed here (PDF).  Farm Fresh is scheduled to go before the Planning Commission on October 25, 2012 which will make a recommendation to City Council regarding the drive-thru application.  If approved, construction is expected to begin within 4-6 weeks of approval and construction time is approximately 3 weeks.

Additionally, Farm Fresh is in talks with their landlord regarding parking lot improvements.  The current parking lot is an old concrete lot and it is beginning to settle and crack.  The appearance of the lot, because of its age, could stand to be improved.  The preliminary plan is to overlay the parking lot with asphalt and increase the height to the level of the interior of the store.  The height increase will enable Farm Fresh to do away with the need for handicapped ramps.

At this time there is no time frame available on the parking lot improvements but the interior renovations are on-time and slated to be complete by November 1, 2012.


Greater Wards Corner Task Force Meeting – September 13, 2012

Meeting highlights:

  • The out-parcel at the new Harris Teeter shopping center will be a TowneBank
  • The lease with Harris Teeter has been signed
  • The above ground utilities on Granby and E. Little Creek abutting the Harris Teeter property will be buried
  • Talbot Hall has been put on the market by the Episcopal Diocese that owns the property

The meeting was led by Councilman Andy Protogyrou. Council representatives Whibley and
Winn were also present.

Department of Development Updates – Charles Rigney

Suburban Park Shopping Center – The lease with Harris Teeter has been signed. Letters of intent are in place for all spaces in the new shopping center except one space at the south end.  The out-parcel building will be filled by Towne Bank. On Granby Street at Louisiana there will be a new left turn lane and stop light heading southbound. On Louisiana there will be two turn lanes. There may be an additional light needed on the east side of Little Creek Road and the City has an agreement with Mrs. Dallis to take a parking space in the Mid-town Shopping Center if needed for this traffic light. The City is paying for these traffic improvements.

Mid-Town Center Shopping Center – Mrs. Dallis did not reach an agreement with Dollar Tree so there will be no store in the renovated shopping center. The owner of the gas station is looking for offers to sell but it is unclear what might go there. Mrs. Dallis is not interested in purchasing the property. The 7-11 company expressed interest in the site, but the City does not think the public would want a 7-11 store in that location.

Other Development News: The 7-11 Corporation is looking to move and upgrade a number of corporate owned stores in the region, including the store on the southwest side of Wards Corner.  The City is trying to help find an appropriate new location for the store. Discussions continue with potential developers of the Work Force Center property. The liquor license application by the Pancake House was approved by City Council on Tuesday. The former physical therapy building is still under consideration for an urgent care facility. The application by the national chain, Cookout Restaurant, to take over the Speedy Gonzales restaurant on Tidewater Drive was withdrawn by the company after two residents in the area expressed opposition. The Denby Park Civic League supports the project and the City indicated the Cookout company will come back in for approval after further discussions with residents. The Guads restaurant should be open in early October. The need for repaving of the parking lot was discussed.

Department of Public Works Updates – John Keifer/Ann Kelly

Utilities Undergrounding at Wards Corner – Three options for placing the utilities underground on the east side at the Suburban Park Shopping Center were presented. Option 1 would put the utilities underground along the southeast side of Granby Street and Little Creek Road for $160,000. Option 2 would also include the entire perimeter of the shopping center (adding in Louisiana and Virginian frontages) for $3,600,000. Option 3 would also include the northeast side of Little Creek (Mid-Town Shopping Center) from Granby to Virginian for $2,900,000. It was pointed out that the cost estimates for Options 2 and 3 appeared to be reversed. Task Force members agreed that putting the utilities underground along Louisiana and Virginian was not a priority, nor was the north side at the present time. Option 1 will be requested as a Capital
Improvement Project in the City’s 2013 budget since the cost is reasonable and it makes sense to do the project while the entire corner is under construction. Public Works was requested to go back and determine the cost of doing the north-east corner along Granby Street and Little Creek

Road for future consideration.

Wards Corner Redevelopment Plan – There is still $2 million budgeted by the City for the redevelopment of the area. The group agreed that the redevelopment of blighted areas of the greater Wards Corner area is a priority over placing the utilities underground.

Police Report

Crime statistics for the greater Wards Corner area remain low. Civic league representatives pointed out that it appears prostitutes may be working the Little Creek corridor from Wards Corner to Galveston. There may also be an issue with the small unpaved section of Galveston at Virginian Drive. The vice squad will be notified. The police are also looking into the issue of students leaving Granby High at lunchtime.

Community Reports

Karen Mayne reported that there is a need for a larger and reconfigured bus port at Suburban Park Elementary since school buses back up on Thole Street, and there is a problem with soil erosion at the front of the school. Council representatives asked the Public Works department to work on an engineering plan for the bus port that could be submitted as a Capital Improvement Project in the next year’s budget.

Jim McDonnell reported that Talbot Hall (owned by the Episcopal Church) has been listed for sale with Harvey Lindsay real estate company. The property is zoned institutional.

Community Services Board president Kenny Bryant reported that the transition of the CSB to City management is going well.

Norfolk Collegiate reported that the construction of its new arts center is on schedule for a March 2013 opening.

The group discussed the need for school crossing flashing lights at the Norfolk Christian Lower School on Granby Street and the Norfolk Collegiate Lower School on Tidewater Drive. This will be discussed further at the next task force meeting.


Wards Corner is “A neighborhood rediscovering its pride”

The article mentions the renovations to the shopping center at the northeast corner of Wards Corner, the demolition of the old A.J. Gators, the new Mexican restaurant moving into the old Bobbywood location (Guads @ Granby Street), the arts center at Norfolk Collegiate under construction, and area sewer upgrades as reasons to celebrate the revival of Wards Corner.

“Guads @ Granby St.” to open in the old Bobbywood location at Wards Corner

Many thanks to Vicky Haskell, owner and operator of the forthcoming “Guads @ Granby St.”,  for providing the following information about her new restaurant.

Guads @ Granby St. is planned to be a family restaurant serving mexican fare.  This will be the third “Guads” as there is a location at Hilltop and a seasonal location on 21st street at the Virginia Beach oceanfront.  The Guads restaurants are not affiliated with Guadalajara Mexican restaurants located elsewhere in Hampton Roads.

Guads @ Granby St. will be located at 7515 Granby Street which was formerly Bobbywood, A.J. Gators, and briefly the Wards Corner Pub.  Haskell plans for a renovated and rejuvenated look on the inside to include new tile flooring around the bar.  The area used by A.J. Gators for billiards will be re-purposed as a party room for groups of 25-30 and will feature new flooring as well.

Parking for Guads @ Granby St. is anticipated to be both in the front of the restaurant and in the rear of the building.  The parking lot in the rear will be re-graveled.  A new coat of bright yellow paint is expected to adorn the exterior of the restaurant within the next few days.  The blue awnings currently on the building are expected to stay.

Haskell indicates that she will be serving lunch and dinner 7 days a week.  The hours have not been finalized but based on operations at the other two Guads locations, she expects Guads @ Granby St. to close at 10pm Sunday – Thursday and at 11pm on Friday and Saturday.

No entertainment of any kind is planned.  Haskell’s goal is to open the restaurant in early-to-mid August.

 


Farm Fresh at Wards Corner to begin renovations

There has been a rumor for some time that the Farm Fresh at Wards Corner would be undergoing renovations in anticipation of the new Harris Teeter.

The Virginian-Pilot is reporting that a 2 million dollar renovation is expected to begin soon and wrap up by this coming fall.  Farm Fresh, according to the Pilot article, is keeping quiet on the details of the renovation by only saying “[i]t will include interior and exterior work”.

Joint Planning Commission and City Council meeting scheduled for Harris Teeter project

A special joint meeting of the Planning Commission and City Council has been scheduled for April 24, 2012 at 7pm in City Council chambers.  The meeting was scheduled at the request of City Council in an effort to speed up the approval process for Chris Perry’s project at the southeast corner of Wards Corner which is slated to be a Harris Teeter anchored shopping center.  The public is encouraged to attend and express their concerns / opinions.

As previously reported here on Wards Corner Now, Chris Perry is asking for:

1.  Conditional Change of Zoning.  The applicant is asking to rezone the entire block to Conditional C-3 with conditions that the property shall be developed generally in accordance with the layout attached as Exhibit A, that the outparcel will be single user, and that the buildings constructed will be consistent with the appearance in the rendering attached as Exhibit B.

2.  Adult Use Special Exception for the sale of Alcoholic Beverages for off-premises Consumption.  The applicant is requesting to be able to sell Beer and Wine from 6:00AM to 12:00AM daily at Harris Teeter.

3.  Special Exception to Operate a Retail Establishment After Midnight.  The applicant is requesting to operate a full service Harris Teeter from 12:00AM to 12:00AM daily.

4.  Special Exception to operate a Commercial Drive-Through Facility.  The applicant is requesting to operate a branch banking facility with drive-through lanes to serve customers, including automatic teller machines.

5.  Special Exception to operate a Commerical Drive-Through Facility.  The applicant is requesting to operate a drive through out of the end unit of the shopping center serving food and beverages.  The hours of operation indicated are from 6:00AM to 11:00PM.  The exhibit to this request indicates a “COFFEE HOUSE” in that location.

Joan Dalis reveals plan for new facade on Midtown Shopping Center

A press conference was held today, March 16, 2012 at 1:30PM in the parking lot in front of the old People’s location in the Midtown Shopping Center (northeast corner of Wards Corner).  There, acting Department of Development Director, Chuck Rigney announced Joan Dalis’ plans to spend more than 1 million dollars on a new facade and a redone parking lot, to include new lighting.  Some photos from the press conference are below.  This post will be updated with official images when they are received from the Department of Development.

Harris Teeter plans and design to be unveiled

Chris Perry, on behalf of Suburban Land Management, will be attending civic league meetings in Wards Corner, Talbot Park, and Suburban Acres in February to unveil his plans and design for a brand new Harris Teeter anchored shopping center at the southeast corner of Wards Corner.
